clarknewman are marketing all rental properties on behalf of Centurion Lettings LTD. No client monies will be paid to Clarknewman LTD. Once your let has been agreed, all correspondence will be from Centurion Lettings LTD. Centurion is a licenced member of ARLA.
Call the office to view on 01279 400 444 or email hello@clarknewman.co.uk, the office will ask some brief questions regarding who will be renting the property and their contact details. We will then arrange a convenient time that you can view.

At that point we will email through a draft tenancy agreement (AST) and a link to our referencing website. We will share our information with the landlord to ensure they are provisionally happy to proceed subject to references.
A link to our referencing company Rent4Sure will be emailed though to you (please check your junk/spam). Once completed we will check the forms and ask for the holding deposit. We will also require a passport and any relevant residence permits to carry out the Right to Rent checks.
Until Centurion Lettings LTD have received the holding deposit, we reserve the right to offer the property to other tenants. Once Centurion has received the holding deposit (equivalent to one-week rent) we will then submit your reference forms. It is essential that the references are completed within 14 days, if they are not completed within this time, we must refund your holding deposit and re-market the property.
When Rent4Sure approve your application, we will send you the tenancy agreement to sign and request the deposit (equivalent to 5 weeks rent). As we have taken one weeks rent as a holding deposit, we can then use this as part of payment toward your damage deposit. From the date of paying the holding deposit you must be in a position to pay the full damage deposit within 14 days, otherwise you may forfeit your holding fee and the property will be placed back onto the market. We will also require you to pay your first month’s rent in advance of moving in.
We will require you to visit the office on your moving day to run though the remaining paperwork and to collect your keys. Inside your welcome pack there will be copy documents of agreements, terms and conditions and the deposit certificate. There will also be the tenants How to Rent Checklist and Deposit Prescribed Information as well as safety certificates and the EPC.
